The Problem

Across Utah County, hundreds of nonprofit founders are carrying enormous responsibility with limited support. Most are first-time CEOs without the staff, systems, or financial stability required to grow—leaving them isolated and overextended.

Unlike Salt Lake County, Utah Valley has no dedicated nonprofit coworking or community hub, despite strong demand. In a survey of 23 local leaders:

❋ 7 would move in immediately, only 3 said it wouldn’t fit, and 13 want to attend events or learn more.

❋ 75% operate on budgets under $250k.

❋ Top needs: conference rooms (65%), affordable event space (60%), workspace basics, fundraising support (63%), monthly networking (58%), access to studios (47%).

❋ Preferred location: American Fork or Lehi.

There is a clear and unmet need for a centralized, affordable, mission-driven space.

The Impact Haven Model

Impact Haven will be a dedicated coworking and community hub for nonprofits—a place where leaders gain stability, mentorship, and the collaboration they cannot access alone.


Using donated office space, we can offer Kiln-style workspace at 33% of market rate, making it attainable for small and growing nonprofits while sustaining a vibrant community model.

Why We Are the Right Team

Why Star Mill Is the Perfect Home

Star Mill is an iconic piece of American Fork’s history and part of the Greer family legacy of community-building. Placing Impact Haven here would extend that legacy, turning a restored landmark into a living hub of service and innovation.

The building fits our functional needs exactly: open coworking, meeting rooms, and a gathering space in the most preferred location identified by nonprofit leaders. Community members we’ve spoken with are energized by the idea of bringing Star Mill back to life in a purpose-driven way.

We would steward the space with deep gratitude and care—moving from our basement offices into a home worthy of the work.

The Opportunity for a Building Owner

Star Mill is not a typical real estate asset—it carries generational meaning. This decision calls for stewardship, not just business math.

Nonprofits cannot sustain full-market rent; Indie Square has shown 33% of market rate is the viable threshold. This creates a unique chance to become a founding partner in Utah County’s social impact ecosystem.

We are seeking one of the following:

Option 1

Donated Lease (2–3 years): Low actual cost for high community return; allows us to start small and scale.

Option 2

Partnership model through Legacy Giving Foundation: Retain ownership while receiving financial and social return.

Option 3

Full Building Donation: Donor receives significant tax benefits and the building is preserved for purpose-driven use.
